
The retail battlefield and mixed-use shopping centers in Bangkok's eastern area, especially along Bangna-Trad Road, are bustling again. This competition isn't just among typical department stores but a contest to capture high purchasing power in a global destination location near Suvarnabhumi Airport and the gateway to the eastern region.
A major development to watch is the full-scale entry of the giant, CP AXTRA Public Company Limited (CPAXT), owner of wholesale and retail empires such as Makro and Lotus’s. Shedding the image of traditional retail developers, CP AXTRA has invested in and created a massive project worth over 15 billion baht at Bangna km 7, officially opening its doors to a realm of happiness on 21 August 2026 GMT+7.
Reviewing the background of this deal, at the end of 2024, the project was originally The Happitat, located within MQDC's multibillion-baht The Forestias estate. Due to liquidity issues faced by the previous owner, CP AXTRA saw a golden opportunity to acquire and manage this valuable asset.
"From the day we bought this building, it took just a year and a half. The transition from Happy Mall to Happy Tat is a challenge. CP AXTRA's business model includes retail and land assets, which are properties we continuously develop. We have substantial land holdings; if we do not act, we lose opportunities," said the executive.
Benjawan Ongsri, Chief Executive Officer of CP AXTRA's shopping center business line, explained that the challenge over the seven years since construction began, especially in the last year and a half after CP AXTRA's full involvement, was to recalibrate the business direction. They moved from traditional community malls, such as CP AXTRA Mall in Makro Ban Phai, Lotus Bangplee-Theparak, and Sriracha, to creating a new "Master Model" never before seen in Thailand.
While competitors like Mega Bangna announce major renovations, CP AXTRA chooses to compete by redefining Destination Creation through a Happiness-Led Destination concept across three main buildings, surrounded by a vast 30-rai natural forest, serving as the urban lung of Bangna.
The core idea is to create a space that caters to a multi-generational lifestyle—from children and working adults to seniors—shifting consumer behavior from "coming to shop" to "coming to live life."
"Happiness in the old world was about weekends, but here, visitors find joy whenever they come. Today's consumers don't just look for shopping venues; they seek places where they can spend time meaningfully across multiple dimensions," she said.
In detail, the Happitat project is not just a typical shopping center but structured as a hub of entertainment, technology, and premium lifestyle across three main buildings connected by the innovative Earthworm design, launching new concepts unseen elsewhere.
1. Lotus’s PRIVÉ & Axtra Club.
2. Thailand’s first new-concept 7-Eleven.
3. New concepts PLAYNATION & Edutainment giant.
4. A hub for Michelin-star chefs and Asian immersive media.
CP AXTRA targets daily foot traffic of 50,000 to 80,000 visitors, with over 190 partner stores gradually opening. The Hilltop Offices, a 10-story office building atop Wonderwild, currently has 5.5 floors leased out of 8 and expects full occupancy soon after the official project launch.
Financially, as of mid-2026 (30 June 2026 GMT+7), CP AXTRA reported total revenue of 268.334 billion baht, a 3.6% increase driven by growth in wholesale, retail, online platforms, and rental income from shopping centers. Currently, it manages over 1.89 million sq.m. of retail space in Thailand and Malaysia.
The launch of Happitat Bangna is a pivotal element expected to boost rental and service income in the second half of 2026, aligning with set targets.
This move clearly shows that CP AXTRA no longer sees itself merely as a consumer goods retailer but is transitioning into a Destination Creator, building lifestyle destinations.
"Bangna’s location near the airport and the East is a global location. We already have Lotus Bangna. We see the area’s vibrancy and dense purchasing power. We enter with different cost structures, larger scale, and ready infrastructure. If this model succeeds, we are ready to expand into other high-potential urban areas, aiming to launch flagship projects like this every year," she stated.
The new competition at Bangna km 7 is not just about establishing a new landmark for Bangkok’s eastern residents to settle but also a test of CP AXTRA’s Master Model, which is poised to scale across prime locations nationwide in the future, making it a development to watch closely.
