Sale Price May Surge to One Million Baht per Square Meter on Wireless Road: A New Chapter as Sophonpanich Family and Swire Mark First Upper House

When mentioning "Wireless Road" in the Thai collective memory, the image is of a key central Bangkok street shaded by large trees, surrounded by embassies, former noble estates, and grand family residences, symbolizing a century-old heritage of quiet wealth.

Today, Wireless Road is entering a "new chapter" amid Bangkok's elevation to an international metropolis. The notable phenomenon in the real estate sector is the movement of the last Freehold land parcel on this street, which is embracing a new global benchmark and signaling a new high in sale prices that may exceed 1,000,000 baht per square meter in the near future.

What underlies this phenomenon? Why has this land parcel become a coveted destination for both Thai Old Money billionaires and Global HNWIs?

The 40-year patience of the Sophonpanich family: waiting for the right timing.

In real estate, owning land is one thing; "waiting for the right timing" is another. Currently, Wireless Road around Lumpini Park is filled with mega-project developments, yet most surrounding land is held under long-term leases (Leasehold). The emergence of Freehold land adjacent to Lumpini and Benjakitti Parks has thus become a genuine "Rare Item."

This land has been managed by City Realty, led by Chali Sophonpanich, a major investor behind Bangkok Bank for nearly 40 years. City Realty's real estate portfolio is well-established, having developed many premium Thai landmarks including the Chatrium hotel and residences, Emporium Tower, Emporium shopping mall, Sathorn City Tower, Asia Centre, and Shrewsbury International School Bangkok.

The decision by this well-resourced national investor group to "not rush" but preserve this golden Freehold land on Wireless Road for decades demonstrates a visionary outlook beyond immediate gains. They waited until the Lumpini Park area matured and until they found a "global partner" with aligned DNA in Swire Properties, a district-level real estate giant from Hong Kong.

Swire Properties brings the Upper House brand outside the hotel context for the first time.

The alliance formed under City Dynamic Company Limited is more than just attracting foreign capital; it opens a major gateway connecting Bangkok to a global network of Ultra-HNWI billionaires.

Swire Properties is behind iconic landmark developments such as Pacific Place and OPUS Hong Kong in Hong Kong, as well as EDEN in Singapore. However, its reputation and appeal among global billionaires largely stem from its six-star hotel brand Upper House, especially Upper House Hong Kong, which has ranked in the Top 10 of The 50 Best Hotels for four consecutive years.

The strategic decision to develop the Upper House brand into Branded Residences for the first time worldwide in Bangkok is an immediately notable move.

Firstly, there is a loyal brand following: Swire Properties has a portfolio of billionaire clients from Hong Kong, China, and internationally who trust its genuine design and service standards. Secondly, it opens doors to overseas markets; when their beloved brand launches residences on Freehold land in the heart of Wireless Road, high-end buyers from Hong Kong, Taipei, and Tokyo seeking Bangkok as a second home and heritage asset are ready to invest.

A new definition of Understated Luxury.

From the perspective of developers and modern residents, luxury is no longer measured solely by ostentation or sparkling materials but aligns with the concept of "Understated Luxury," meaning elegant, quiet sophistication with meticulous attention to detail.

Thomas Woolsey, Managing Director of City Dynamic Company Limited, explained Upper House's core philosophy as "Houses, not Hotels," creating spaces that feel warm, relaxing, and reflect a personal, private luxury akin to truly being at home.

The architectural masterplan was designed by a subsidiary of world-renowned architects Foster + Partners (F&P Thailand), in collaboration with P Landscape. They reinterpreted Thai residential wisdom to suit the hot and humid climate through features such as sunshades, natural light openings, and shaded private courtyards around the buildings to match a refined lifestyle. The project comprises two distinct buildings.

  1. Upper House Residences Bangkok (52 floors, 156 units): interiors by BAR Studio and GOCO Hospitality, designed as a "house of wellness and tranquility," emphasizing privacy, health, and mindfulness in the city center.
  2. The Wireless Residences by Upper House (71 floors, 239 units): interiors by PIA Interior, designed as a "house of shared living," emphasizing adaptable spaces for multi-generational families and pet-friendly features.

Sale prices are set to soar toward 1 million baht per square meter.

The clearest proof of this project’s success is not just its concept but its commercial performance. Since the private sales launch at the Upper House Residences Lounge in May 2026, the project has achieved sales totaling 10 billion baht (about 100 units), with several notable price insights.

  • One-bedroom units sold out rapidly, with smaller starter units fully reserved in a very short time.
  • Current entry-level purchases have shifted to two-bedroom units (approximately 105 square meters) starting around 45 million baht.
  • The average mid-range unit price is between 500,000 and 600,000 baht per square meter, while premium units offering unobstructed views of Lumpini Park have surged past 850,000 baht per square meter, with prices trending toward 1,000,000 baht per square meter as construction progresses.

Interestingly, management revealed that since the launch, sale prices have steadily risen, making it impossible to currently estimate the true total value of the two projects, as their value grows alongside demand from Ultra-HNWI buyers.

Casay Au, Co-Managing Director of City Dynamic Company Limited, noted that private sales have deepened understanding of buyer needs. Following the excellent response in Thailand, the company is ready to roadshow in three key markets—Hong Kong, Taipei, and Tokyo—to present the project to foreign buyers seeking Bangkok as a second home and long-term investment.

Thomas Woolsey emphasized that the sales success is due to clients scheduling visits to experience actual show units and receive care from the Upper House Guest Experience team, indicating buyers seek not just the physical building (hardware) but also the quality of life and service lifestyle (software) offered.

For real estate investors, these figures indicate that Ultra-Luxury residences on rare Freehold land are not merely buying living space but acquiring a "Generational Asset" that appreciates over time without lease expiry risk.

Upper House Residences Bangkok is scheduled for completion in 2030, and The Wireless Residences by Upper House in 2031.

This reflects the culmination of the last Freehold heritage land on Wireless Road, the stability of the national Sophonpanich investment group, and the global branding and service standards of Swire Properties, together establishing a new landmark and reinforcing Wireless Road’s status as a globally prestigious district in Thailand.
