Central Pattana Unveils 5-Year Plan to Invest 110 Billion Baht Transforming into a City of the Future

Starting with the first Mixed-use project at "Central Ladprao" Today, Central Pattana (CPN) develops retail-led Mixed-Use properties focusing on four main business pillars: shopping malls, office buildings, hotels, and residential properties.

These businesses are integrated under the "The Ecosystem for All" model to create opportunity spaces that extend beyond Bangkok to potential cities nationwide.

Heavy 5-year investment of 110 billion baht

Walaiporn Jirathiwat, CEO and Managing Director of Central Pattana Public Company Limited (CPN) stated that over 45 years, CPN has developed a total of 142 projects, including 45 shopping malls, 16 community malls, 11 office buildings, 17 hotels, and 53 residential projects, covering all aspects of living. The company continues to invest according to a 5-year plan valued at 110 billion baht (2026–2030), expecting the number of mixed-use projects to rise to 33 by 2030. .

Mega project “New Rangsit Area” to transform northern Bangkok

A key highlight is the new project in Rangsit, the largest Mega Project by Central Pattana and the Central Group, situated on a large 750-rai plot. This land was formerly the Thai Melon Polyester factory, located near Phahonyothin Road, the Tollway and Motorway M6 (Bang Pa-in–Korat), close to the Red Line mass transit (Rangsit–Thammasat), and near major universities (Thammasat, Bangkok University, and Rangsit University). It is designed following Livable Urban Design principles inspired by studies of the world's most livable cities.

Also included is the mixed-use project Central GR9 (Central GR Nine) which elevates Rama 9's potential into a well-established future CBD on 73 rai, with a total project area of 1.1 million square meters. The goal is to create a hub for business, lifestyle, and economic opportunities.

The first phase will transform Central Rama 9 and expand retail space, scheduled to open gradually in early 2028. Subsequent phases plan to develop residences and other components to promote Rama 9 as "The Future District" that perfectly integrates all dimensions of urban life.

Joining forces to create the grand "The Central District" area

Additionally, plans are underway to transform "Central Ladprao" alongside development of "The Central" Phahonyothin to elevate both areas into a single ecosystem. Combined, these projects cover 96 rai with a total gross building area of 770,000 square meters—almost the size of CentralWorld.

Meanwhile, "The Central" – "The Flagship of the Future" will be a retail space combining flagship stores and new retail experiences, the largest and newest in Bangkok, while Central Ladprao will build upon its strong affluent customer base.

New mixed-use projects set to open mid-2026

At the same time, Central Northville is being redeveloped from an existing shopping center into the largest mixed-use project in central Nonthaburi, on 59 rai with 210,000 square meters of total area. The shopping center is scheduled to open in July 2026.

Also included is the mixed-use project Central Khonkaen Campus on 30 rai with a total area of 62,000 square meters. The shopping center is set to open on 20 May 2026.

Transforming landmark masterplans in eastern Bangkok and tourist cities

Additionally, plans include developing the new "Central Bangna" mixed-use project on 50 rai with a total area of 300,000 square meters, scheduled to open in the fourth quarter of 2026.

Central Chiangmai Airport will undergo its largest transformation in over 30 years, covering 130 rai with a total area of 173,000 square meters.

Finally, Central Phuket has plans for expansion and a new masterplan on 110 rai with a gross building area of 500,000 square meters, aiming to develop it into one of the world’s luxury destinations outside Bangkok.
