From a 20-Year-Old Mall to a 4.5 Billion Mega Project: CPN Launches “Central NorthVille”

Today marks the official opening of the doors to shoppers at “Central NorthVille” which represents a significant milestone in the history of Thai retail for Central Pattana Public Company Limited or CPN, reflecting the power of transformation on the original land in the Rattanathibet area.

Looking back to late 2003, this site was the 10th shopping center where CPN decided to acquire the management rights and assets from the Jusco Rattanathibet group for about 650 million baht at that time, then invested nearly 2 billion baht more to develop it into Central Rattanathibet, a beloved suburban mall that has stood strong for over two decades.

As urban context and consumer behavior evolved, CPN made a major decision to demolish the old building and completely renovate the site within a year, transforming it into a magnet-grade mixed-use project under a new name, with retail investment alone reaching 4.5 billion baht. The area spans over 59 rai, with a gross building area (GBA) of 210,000 square meters.

This new incarnation is not just a shopping mall but an upgraded Neighborhood Mall concept featuring Biophilic Design that integrates nature into urban lifestyles, creating Thailand's first Longevity Destination. The project targets a foot traffic of 30,000 visitors per day, up from the previous 20,000, and aims for average spending of 2,000 baht per person daily, leveraging the purchasing power within its catchment area.

Dr. Natthakitt Tangpoonsinthana, Chief Marketing Officer of Central Pattana Public Company Limited, stated that Nonthaburi is a highly potential city, ranking second in population density after Bangkok, with a provincial economic output (GPP) ranked eighth nationwide at over 405.3 billion baht annually. Average income per capita is as high as 213,992 baht per year, notably including young residents and affluent families in Nonthaburi.

An attractive feature of Central NorthVille at its launch is the introduction of over 300 renowned brands, with more than 80% being brand-new to this area, creating a distinct competitive edge over nearby locations.

Beyond comprehensive retail offerings, this major project will also unveil a key component called “The Orchard,” a massive 80,000-square-meter space converted from the former six-story Index building into a two-story structure better suited to functional needs. It will feature future-oriented zones such as an Education Zone for learning, a Morning Market catering to health-conscious shoppers opening at 8 a.m., a Fresh Product area with premium fresh ingredients, and a Home & Living section for home enthusiasts.

This highly anticipated expansion phase is scheduled to open fully in the first quarter of 2027, along with plans to develop a condominium project on the main road expected to launch by the end of this year. Altogether, these developments reinforce the new landmark status for northern Bangkok and Nonthaburi.

Noteworthy brands include Tops, Supersports, Power Buy, B2S, Solsot, Katsu Midori, Momo Paradise, Fam Time, Shabu Baru, Saemaeul Express, Eat Am Are, CHAGEE, Joe's Wing, Kets Noodles, Gong cha, BBQ Plaza, Sulbing Bingsu, Sour Little 7 (Shanghai-style pickled fish soup), Real Nose Tea, Kidzooona, SF Cinema, and more.

The massive investment in creating Central NorthVille goes beyond mere renovation; it is a complete transformation of the former Central Rattanathibet to keep pace with the city's growth and evolving lifestyles.
