Marketing Highlights: Land for Loan Advances New Mobile Phone Hire-Purchase Model

Ms. Paerin Ruangpanyawut, Managing Director and founder of Land for Loan Co., Ltd., said that loan applications nowadays are quite stringent, with rejection rates from financial institutions increasing significantly, making access to credit more difficult. We stepped in to help alleviate these issues with Land for Loan's secured loan services.

Over the past 3 years, the company has provided secured loans totaling nearly 5 billion baht from almost 4,000 transactions. Operating as a broker, it acts as an intermediary by accepting clients with collateral seeking loans and matching them with a network of over 3,000 investors to find the best deals for clients.

"Land for Loan is a platform that connects property owners with investors through a three-party contract, offering transparent loans at fair rates. The company carefully evaluates each collateral property before approving any loan," she said.

Ms. Paerin added that she has been in real estate development for over 10 years, with her family previously developing housing estates. She also teaches real estate business at several well-known universities, which has made her well-known in the real estate industry and built a large network of land developers and real estate investors, enabling her to operate a brokerage business with a solid database and legitimacy.


Legitimacy begins with lending at interest rates legally prescribed, starting from 9% up to a maximum of 15% per year, which is low compared to informal loans charging 25-30% or more. Land for Loan also has a key policy of not wanting to seize collateral, instead encouraging customers to repay within their credit limits.

No client wants their property seized, and the loan amounts are mostly no more than 50-60% of the asset’s market value. If investors insist on seizing collateral, the company will first redeem the asset by paying off the investor on behalf of the client.

"We offer appropriate loan amounts to mitigate risks for all parties. This is another strength of the pledge-sale loan system, where pricing mechanisms help determine repayment. In lending businesses, some bad debts are inevitable, but ours are minimal, under 1%, with most clients maintaining regular accounts," she said.

Besides a clear concept, Land for Loan also has a clear process: once matching borrowers with investors, all three parties proceed directly to the Land Department, ensuring clarity, reliability, and legal compliance. The company acts only as the intermediary connecting both sides, then receives fees depending on each case's conditions.

“Another highlight of the Land for Loan platform is that all services are online. Clients can apply for loans online, and if all documents are complete, we can provide service quickly, disbursing funds within 1 business day. This speed and convenience are key strengths that satisfy our customers,” she said.

Ms. Paerin said the number of investors is increasing because they are attracted by interest rates of 9-15%, which are higher than typical bond investments paying about 7%. Recently, there have also been more cases of bond defaults reported in the news involving several companies.

Offering secured loans with 15% interest is therefore more attractive, drawing many investors to Land for Loan. Although this is not a stock market investment, having collateral provides risk comparable to bonds but with higher returns. This is another strategy for Land for Loan to expand its investor base.

Recently, the company launched a new business, Miss Call, by establishing Miss Call Fintech Co., Ltd., with registered capital of 5 million baht, to operate mobile phone hire-purchase services, starting with iPhones and iPads. This targets the high-demand market where these devices are tools for online entrepreneurs. Plans are to expand to Android devices later.

"Mobile phones costing 50,000-60,000 baht are quite expensive. People without or not using credit cards cannot buy on installments. We saw this gap, so Miss Call offers hire-purchase loans for mobile phones, which has been very well received," she said.

Ms. Paerin said this new service has not yet officially launched but already has over 10 transactions, indicating strong market acceptance. She believes this market will continue to grow, as smartphones are no longer just communication tools but income-generating devices used for live streaming and more. Previously, one person had one device; in the future, one person may have two or three—one for streaming, one for calls, one for family numbers.

She added that mobile phone demand is sure to increase, especially as prices rise and the middle class may not afford full cash purchases but can make a 10% down payment and then pay in installments. The company offers daily installment plans starting at 89 baht per day to help customers use phones as tools to earn income, a sizable segment in society.

"Land for Loan is a platform that understands grassroots people, and we extend this with Miss Call, a mass market with faster growth. We expect to reach 100 million baht in revenue within 6 months," she said.


Towards a Sustainable Community Mr. Natthaphong Boonyen, Assistant Managing Director of Viriyah Insurance Public Company Limited, presided over the opening of the project "Viriyah Insurance United to Conserve Mangrove Forests, Creating Learning Centers Towards Sustainable Communities."
