As Bangna transitions into the new economic center (New EBD) of eastern Bangkok, connecting to the Eastern Economic Corridor (EEC) projects, it is well positioned to support future economic growth, investment, and urban expansion, resulting in a population growth rate in this zone of 2.8% per year.

Bangna's population exceeds 3 million, with the second highest average household income in Bangkok and its metropolitan area, approximately 91,000 baht per month. For younger families with children, income rises to around 300,000 baht monthly. The area is surrounded by 15 leading international schools and luxury housing projects priced between 10 to 40 million baht. These factors have continuously driven land prices in Bangna upward.

Looking back to 2012, "Mega Bangna" launched as a large regional shopping center on over 300 rai along Bangna-Trad Road at kilometer 8, which at that time was still considered a distant suburban area.

In a short time, Mega Bangna proved itself as 'Your Everyday Meeting Place,' becoming the lifestyle hub of eastern Bangkok, attracting millions of visitors annually.

Recently, the two giants, Central Pattana (CPN) and Ikano Center, announced a 6 billion baht investment to expand Mega Bangna by 170,000 sqm, marking the most significant strategic plan in 14 years. Completion is expected by Q3 2028, which will bring Mega Bangna's total project area to 800,000 sqm—over half of the long-term mixed-use master plan area developed jointly by the two companies across more than 325 rai.

In the future, the total project area (GBA) will exceed 1.3 million sqm, with an estimated total value of 70 billion baht upon completion. This expansion is not merely a conventional mall enlargement but a master plan set to permanently transform eastern Bangkok’s landscape. The mixed-use master plan is expected to complete by 2040, making this 6 billion baht investment just a part of the larger envisioned "Mega City" plan.

Adrian Miria, Ikano Centres, Part of Ikano Retail, said that 14 years ago, they saw Thailand’s growth potential and recognized Bangna as a strategic location aligning with Ikano Group’s vision to create opportunities for better lives. They believe this location holds more potential than just being a retail destination.

Since opening, Mega Bangna has welcomed over 670 million visitors, peaking at 60 million visits in 2025, maintaining a 100% occupancy rate continuously. It is also home to Thailand’s first IKEA branch, one of the largest in Southeast Asia, evolving into a leading retail and lifestyle destination in ASEAN.

Phum Jirathiwat, Head of Hotels and Alternative Investments, Central Pattana Public Company Limited, stated that Phase 2 development will go beyond expanding retail space, involving a strategic 6 billion baht investment to support future urban growth.

Mega Bangna will be developed under a long-term mixed-use master plan across more than 325 rai, eventually totaling over 1.3 million sqm (GBA) and estimated at 70 billion baht. Future developments will include office buildings, hotels, and residences to strengthen the project under the Mega City vision, aiming to become a key destination in eastern Bangkok and one of Thailand’s important future city development projects, driving sustainable economic and urban growth to enhance people’s quality of life.

Currently, Mega Bangna hosts more than 900 leading brands and stores, including 176 restaurants and 730 retail shops. Key tenants include Thailand’s first IKEA, Central Department Store, HomePro, Big C, and Mega Cineplex, all playing vital roles in attracting traffic and enhancing customer experience. Global brands such as Zara, Uniqlo, Muji, H&M, Pull&Bear, lululemon, Sephora, Tudor, TAG Heuer, and Victoria's Secret further strengthen the mall’s offerings.

Phum believes that upon completion, Mega Bangna will feature over 1,200 leading brands—the largest number in eastern Bangkok—including more than 250 new brands opening in the area for the first time, as well as over 20 Accessible Luxury brands.

Meanwhile, Mega Bangna welcomes more than 165,000 visitors daily, with customers visiting an average of 4-5 times per month. It has a strong Mega Smile Rewards membership base exceeding 450,000 members and hosts over 160 events annually. Mega Bangna has become part of daily life for millions, and after expansion, annual visits are expected to rise to 65 million.
