Asset World Corp REIT Company Limited, as the trust manager of AWR, submitted the offering prospectus and draft prospectus filing to the Securities and Exchange Commission (SEC) on 29 September 2026.
Wallapa Traisorat, Chief Executive Officer and President of Asset World Corporation Public Company Limited (AWC). She stated that AWC has established the AWR Trust to create a fully integrated sustainable growth platform for its real estate business. This complementary role enables AWC shareholders to benefit from the realized value of assets with stable operating results.
Meanwhile, AWR trust unit holders receive rental income and portfolio value growth opportunities, alongside strong corporate governance, supporting Thailand’s position as a leading business and tourism destination under the mission 'Building Better Future.'
Additionally, the AWR Trust is managed by Asset World Corp REIT Company Limited as trustee, led by Dr. Paitoon Wongsasuthikul as Chief Executive Officer. He is also the former Chief Investment Officer (CIO) of AWC, with extensive experience in investment and real estate portfolio management, including hotels, commercial buildings, and shopping centers. He will oversee investment strategy and portfolio performance of AWR.

He explained that the AWR portfolio will start with five landmark freehold assets in prime locations connecting two key sectors of Thailand’s economy: commercial business in Bangkok and tourism across three top national destinations. The strategy focuses on managing a quality asset portfolio in prime locations with stable income, market leadership, and superior growth potential.
The emphasis is on increasing value from each asset’s operations and disciplined consideration of additional investments that can generate appropriate returns for unit holders. The management fee structure is linked to growth in returns per trust unit, reflecting aligned interests between the trust manager and investors, leveraging AWC’s real estate expertise and disciplined investment management.

AWR will be the largest freehold REIT with growth potential, targeting both Thai and international investors, providing more investment options in the Thai capital market. The five initial assets offered are:
1. The Empire.
A landmark 58-story building in the heart of the Sathorn district, one of the largest comprehensive business and lifestyle destinations in Bangkok's Central Business District (CBD). It integrates Grade A office space with dining, lifestyle, and wellness experiences at a single destination, with a net leasable area of 158,021 square meters and over 200 quality tenants from diverse industries, boasting a lease renewal rate of up to 99%.
2. Banyan Tree Koh Samui.
An ultra-luxury wellness resort featuring 88 private pool villas, located on one of the rarest and most valuable beachfront lands on Koh Samui. Over the past 13 years, it has achieved a RevPAR CAGR of 9.6% and EBITDA CAGR of 11%, reflecting strong performance and continuous growth potential.
3. Banyan Tree Krabi Resort.
A luxury resort on Tubkaek Beach along the Andaman coast, comprising 72 suites and sea view villas, each with a private pool. Over the past five years, the resort has delivered a RevPAR CAGR of 12.9% and EBITDA CAGR of 21.7%, indicating strong performance and ongoing growth.
4. Meliá Koh Samui.
A beachfront luxury resort with 200 rooms, managed by the globally renowned Meliá hotel brand. Over the past five years, the resort achieved a RevPAR CAGR of 23.5% and EBITDA CAGR of 22.7%, demonstrating strong operational potential.
5. Pattaya Marriott Resort and Spa.
A 287-room beachfront resort at Jomtien Beach, recently repositioned to cater to family and group travelers.
Regarding trust unit structure, investors will be allocated no less than 72% of units, while AWC will hold no more than 28%. The board will comprise over 60% independent directors, with independent directors jointly appointed by the Trustee. AWR (AWC Lifestyle Property REIT), driven by AWC, has a policy of paying dividends quarterly, i.e., four times annually.
