
As the stock market enters dividend season, many retail investors are seeking new places to park their money that offer steady returns and lower volatility compared to unpredictable digital assets or capital markets.
Recently, luxury real estate has become a key topic as a new form of wealth creation—not just for living but as a tangible long-term financial plan.
A notable phenomenon is investors shifting funds from high-risk assets into detached houses priced between 15-20 million baht, especially near international schools, considered a "rental goldmine."
Phakpring Karun, Marketing Director for Low-Rise Projects at Sansiri Public Company Limited, revealed that investors now see real estate as an excellent opportunity to generate cash flow. Particularly, the well-known "Sethi Siri" brand in the emerging Bangkokkreeta area offers 300 sq.m. homes that can rent for 150,000 to 180,000 baht per month, comparable to a high-level executive's salary.
"Nowadays, homebuyers look beyond quality and aesthetics; they also consider future financial opportunities. Luxury detached homes rent for about 5,000-6,000 baht per million baht of property value monthly. Projects near international schools, such as in Bangna and Bangkokkreeta, achieve particularly strong rental prices," she said.
"We see real estate investment as tangible and genuinely profitable. Besides monthly rents reaching hundreds of thousands, owners can also sell later for good gains."
Sansiri also views "now as the best timing" to buy or invest in real estate due to the convergence of three main factors.
Real estate expert Surachet Kongcheep, Head of Research and Consulting at Knight Frank Thailand, provides an overview: There are about 20,000 units priced above 10 million baht in Bangkok, with over 70% between 10-30 million. Notably, the "buyer profile" has clearly shifted.
"Market surveys show that home transfers in this price segment decline at a slower rate than lower-priced homes, leading many developers to compete aggressively for this purchasing power group," he noted.
To reinforce growth direction, Sansiri launched its flagship 2026 project, "Sethi Siri Great Ring-Chatuchot," valued at 3 billion baht, featuring new Berlin-style designs for the first time in the Ramintra area. Highlights include extra-large 504 sq.m. homes on a lakefront location, starting at around 17 million baht.
The strength of the Sethi Siri brand, built over 20 years with a cumulative value of 98 billion baht, is reflected in resale prices growing steadily by 7-9% annually. For example, a house bought for 19 million baht can rise to 22 million baht within just 2 years.
