The National Housing Authority has raised the income ceiling for home purchase tenants to no more than 48,700 baht per month, aiming to increase opportunities for people wishing to own a home and for those unable to secure bank loans to access financing. This policy is effective from today until 30 Sep 2027 GMT+7.
Mr. Taweepong Wichaidit, Governor of the National Housing Authority, said that the increase in the income ceiling follows the Ministry of Social Development and Human Security's policy to promote access to quality, affordable housing, especially for low-income people, ensuring housing stability. The National Housing Authority is updating its operational criteria to reflect changes in the economy and cost of living. In 2027, the target group's average income for lease-to-own or purchase ranges from approximately 34,501 to 48,700 baht per month per household. Therefore, the income limit has been raised from the previous 45,700 baht to 48,700 baht per month to enhance access to housing, reduce income restrictions, and support households in owning their homes, while also stimulating the economy.
Since fiscal year 2020 through 2026 (as of September 2026), the National Housing Authority has provided housing development loans for low-income earners totaling 2,578.989 million baht. These loans have been approved for 4,047 individuals, including 3,531 general customers and 516 vulnerable groups such as single parents, the elderly, people with disabilities, caregivers, and guardians of disabled or incapacitated persons. This also includes children wishing to buy housing within the same projects where their parents currently reside.
Furthermore, for those who have applied for loans from financial institutions but were rejected, there is still an opportunity to join the National Housing Authority’s housing development loan program for low-income earners. Applicants can submit requests for loan consideration under the program's terms and conditions to increase their chances of accessing funding and owning a home.
"The National Housing Authority’s mission is not only to build houses but to create opportunities for people to own their homes, in line with our vision: 'Building Homes, Building Happiness for Sustainable Quality of Life,' focusing on developing sustainable housing, communities, and society,"the Governor of the National Housing Authority concluded.
