Cabinet Approves Extension of Reduced Registration Fee Measures for Residential Properties Until 30 June 2027

The Cabinet extends the measure to reduce registration fees for rights and legal transactions on residential properties, supporting increased real estate purchasing power until the end of June 2027, boosting GDP growth.


Today (30 June 2026), Ms. Ratchada Thanadirek, spokesperson for the Prime Minister's Office, revealed that the Cabinet approved the measure to reduce registration fees for rights and legal transactions on residential properties for 2026. The property transfer and mortgage registration fees will be reduced to 0.01% to promote purchases of new and second-hand real estate and ease the burden on citizens seeking to own their homes, continuing the 2025 measure which expires on 30 June this year.


The Department of Lands, Ministry of Interior, has drafted two related announcements, which the Cabinet also approved. These will take effect from the date of publication in the Royal Gazette until 30 June 2027. They include:

1) Draft Ministry of Interior announcement on the collection of registration fees for rights and legal transactions under the Land Code concerning residential buildings or commercial buildings, or land with such buildings, according to criteria set by the Cabinet.

2) Draft Ministry of Interior announcement on the collection of registration fees for rights and legal transactions under the Condominium Act concerning condominium units, according to criteria set by the Cabinet.


Ms. Ratchada added that the 2026 fee reduction measure has the same key points as the 2025 measure (Cabinet resolution on 8 April 2025), which expires on 30 June. This includes reducing property transfer registration fees to 0.01% (from the normal 2%) and mortgage registration fees to 0.01% (from the normal 1%) for purchases of properties such as 1. Residential buildings including single houses, twin houses, townhouses, commercial buildings, or land with such buildings.

2. Condominium units registered under the Condominium Act, with sale and appraisal prices not exceeding 7 million baht, and mortgage amounts not exceeding 7 million baht per contract, excluding cases of partial sales. This aims to support and ease the burden on citizens seeking to own homes, promote both new and second-hand real estate sales, foster economic stability, and help maintain economic activity in the real estate sector and related businesses.
