Phonphir Signs Decree to Reduce House and Condo Transfer Fees to 0.01% for Another Year Until 30 Jun 2027

Phonphir, Deputy Minister of Interior, signed a decree extending the measure to reduce the transfer fees for houses and condominiums priced up to 7 million baht to 0.01%, and mortgage registration fees to 0.01%, for another year until 30 June 2027.


On 1 July 2026, Mr. Phonphir Suwanchawi, Deputy Minister of Interior, acting Minister of Interior, announced that he signed the Ministry of Interior's decree regarding the collection of registration fees for rights and legal acts under the Land Code for real estate consisting of residential or commercial buildings, or land with such buildings, according to criteria set by the Cabinet. He also signed the Ministry of Interior's decree on registration fees for rights and legal acts under the Condominium Act for condominiums, also per Cabinet criteria. These decrees have been published in the Government Gazette and will be effective until 30 June 2027.

The key points of these two decrees are a reduction in real estate transfer registration fees from 2% to 0.01%, and mortgage registration fees from 1% to 0.01%, applicable when registering the transfer and mortgage of real estate at the same time. This applies to properties with purchase and appraised values not exceeding 7 million baht, and mortgage amounts not exceeding 7 million baht. The benefit applies only to buyers who are Thai nationals and natural persons.
