Social Security Office Clarifies TU Dome Real Estate Fund Investment: 159 Million Baht Returned from 800 Million Baht Investment

The Social Security Office clarifies its investment in the TU Dome real estate fund, having invested 800 million baht and already received 159 million baht back. It expects to increase repayments this year due to adjustments in tenant recruitment strategies and marketing plans, resulting in higher returns.

On 22 Jan 2026 GMT+7, reporters reported that the Social Security Office explained its investment in the TU Dome Residential Complex real estate leasehold fund, "TU-PF." The office stated that the TU Dome real estate fund "TU-PF" is a unit trust registered on the Stock Exchange of Thailand (SET). The Social Security Office invested in it in 2006 following its investment plan that year. Prior to investing, the fund underwent review according to the Social Security Office's regulations and investment procedures.

The TU-PF fund is a unit trust investing in leasehold rights of the TU Dome Residential Complex project from Thammasat University for a 30-year term. The project comprises a 10-story apartment building (1 building), three 9-story dormitory buildings, and a plaza area. Currently, UOB Asset Management is the fund manager, while asset management is handled by Thammasat University Asset Management Office and Thonglor Management Co., Ltd.

Investment in the TU-PF fund is in the form of unit trusts, starting at the end of 2006 with a total of 800 million baht. So far, the office has received 159 million baht back from the investment. However, the market value has significantly changed due to increased competition and a continuous rise in new supply from the private sector.


For the fiscal year 2025, the project's occupancy rates were 89% for dormitories, 80% for apartments, and 55% for the plaza, showing improvement from the previous year. The project generated operating profits and returned 8 million baht to the office. The operational plan for 2026 anticipates increased repayments due to revised tenant acquisition strategies and marketing plans.

Currently, the Social Security Office has invested a total of 30.319 billion baht in domestic real estate funds and has received dividends totaling over 18.636 billion baht since inception. In fiscal year 2025 alone, dividends amounted to 1.847 billion baht, representing 6.09%. Real estate investments are long-term, aiming for returns through dividends and asset value appreciation. The office diversifies investments across various property types to spread risk and generate stable returns to support benefit payments to insured persons over the long term.
